Full Concierge Vacation Property Management Service:
Our most comprehensive service package for STR's (short-term rentals,) so you don’t have to worry about a single detail.
Includes everything needed to get a 5-Star review from every single guest!
- Initial consultation and inspection of the property
- Expert recommendations of repairs and upgrades to your property to maximize guest comfort and bring a higher price point
- Professional photographer recommendations for your rental spaces and local attractions.
- Market research to set the nightly rent amount at a price point that is competitive in your area. Research is repeated every few months to ensure your listing is staying relevant in your market. We also use dynamic pricing for peak times.
- Marketing your listing on Airbnb, VRBO and other sites. Social media may be used to market your rental as well if needed.
- All communication with potential guests
- Check-in, check-out and communications with guests during their stay to ensure they are comfortable and cared for.
- We compile a Local Guidebook for your guests that provides local attractions, grocery stores, favorite coffee shops, restaurants, and suggestions for activities during their stay. If you have anything specific to add to this guidebook, your input is always welcome!
- Keep track of supplies for your property and communicate supply needs to the owner in an appropriate timeframe.
- Staging: We make sure everything is properly arranged in your property prior to the guests’ arrival so that your guests feel welcome and instantly relaxed!
- Cleaning services are handled in-house to ensure all aspects are handled in a timely manner and to the highest standard of cleanliness.
- Repairs & maintenance: In the unfortunate event that a guest causes harm to your property, we can handle the recourse with the guest. We have a local trusted handyman company with contracted low rates for our properties who understands the timeframe for short-term rentals.
Rates are based on a percentage of rent revenue. Call AirOne Hospitality directly for management rates. If you have multiple rental properties in close proximity, bulk rates are considered.

Short-Term Rental or Long-Term Rental;
What's right for me?
There are definite pros and cons to both long- and short-term rentals. But no matter which way you decide to go for your property, you’ve already made a great move to investing in income-producing real estate! Let’s break it down:
Long-term rentals
Basically, a long-term rental unit is a residence that a person leases for at least 12-months. Often they will renew that lease for additional years until they decide to move. Most often, these rentals are unfurnished and the tenant is under a binding contract for the duration of the lease. The tenant covers the cost of all utilities and has exclusive use of the property during their lease. Long-term rentals can be located almost anywhere, with a high concentration in larger cities and suburbs. If using a property manager, the manager must be a licensed realtor in your state.
The benefit of a long-term rental is that you have guaranteed occupancy for the length of the lease once you have an approved tenant. Also, if you are using a property manager, the fees for the management are generally lower than management fees for a vacation rental because the turnover in this type of unit is much lower.
The disadvantages of a long-term rental are the limited rental revenue (compared to a vacation rental,) and more wear and tear on the property itself. There can also be legal ramifications if a tenant refuses to leave and you have to go through eviction proceedings.
Short-term rentals / Vacation Rentals
Short-term rentals (STR’s) are set up a bit differently. Usually, short-term rentals are vacation homes or second homes that owners rent out to others for stays ranging from one night and up to thirty nights. These rental units are fully furnished and decorated to be welcoming and inviting to the guests. The owner covers all the costs to furnish the property, pays for all utilities, and provides essential goods for their guests, (such as shampoo, soap, etc.)
Short-term rentals are typically located in areas with popular attractions, or in areas where people want to escape to. If you use a manager to handle your short-term rental on popular sites such as Airbnb and VRBO, the manager does not need to be a licensed realtor in your state.
The good news about vacation rentals / short-term rental properties is that it can be very financially rewarding! Rent revenue for a vacation home can be 3-times the amount of a long-term rental. Guests tend to be more respectful of your space, and payment is guaranteed since they pay in full before they arrive. You can also rent out just a portion of your property, such as a casita, in-law suite, or guest house.
The disadvantages of short-term rentals include the cost to get your house / space ready for guests which can be considerable up front. There is a LOT of turnover from guests to guest. And if you are using a property manager or professional host, the management fees are generally higher than if you had a long-term rental unit.
Which route is best for your property?
Ask yourself two key questions:
- Is the location of the property a popular spot for travelers from all over the country? the world?
- Do you want to be able to stay in the property at specific times during the next year?
If you’ve got a property in a popular travel destination, AND you want to use it for your own enjoyment at specific times during the year, then definitely go for a vacation rental! It’ll be more lucrative financially and you get to enjoy it as well!
If the location of the rental unit isn’t all that exciting for travelers and you have no intention of using the property, turning it into a long-term rental might be the best option for you.
This is general information and your specific property could do extremely well as a vacation rental even though it’s off the beaten path. In fact, some of the best rentals these days on Airbnb and VRBO are incredibly unique and unusual spaces and they get a TON of attention!
